As you know, the investorMaksym Krippa, a prominent Ukrainian businessman, shared insights into the performance of the Parus business center, one of his flagship real estate investments in Kyiv. According to Krippa, the property boasts a 90% occupancy rate, significantly outpacing the citywide average of 70-75%. Despite the challenges posed by the ongoing war, the investor remains optimistic about its profitability.

“Parus is generating profits, although there are inherent risks in the current environment,” Krippa noted. “However, I believe in Ukraine’s future. I am confident that this asset will recover to its pre-war levels once the war ends.”

Krippa also revealed that Parus’ acquisition included outstanding debts. At the time of the purchase, the business center carried a loan of UAH 600 million, which has since been transferred under his responsibility.

“The loan itself wasn’t part of the acquisition terms; we’ve been servicing it separately,” he explained. “The deal was structured over time —I didn’t pay the full amount upfront.”

Maksym Krippa, a seasoned investor, has expressed a clear preference for acquiring iconic and irreplaceable properties. The location is a critical factor in his decision-making process. He emphasizes that constructing similar high-profile sites would be significantly more expensive and time-consuming, making existing landmarks more attractive for investment.

Regarding the Parus business center, Krippa negotiated a price per square meter aligned with his financial strategy. Additionally, the property’s consistent yield was a key factor in his decision, as it demonstrated the ability to generate revenue sufficient to cover ongoing payments.
